We understand that one of the most important factors for you when making a decision is to be able to see what it is that you are buying. To be able to best show you this, we have a photo album here, where you can see some “before” photos (when it was all just raw land) and plenty of photos of what it looks like in its current state.

It did take us the better part of nine months from the planning stage to finally having the finished product ready to present to investors, but we wanted to make sure that we did everything right, and that we would not have to go back and correct things later.

*** August 14th, 2016 - Latest photos from The Diplomat Site***

I'm happy to announce that even though a pretty serious hurricane swept through Belize in the last few weeks, we didn't sustain any damage to the site, other than a small part of the fence around the site becoming loose, as well as losing a few days of work. The rest of the city unfortunately did sustain some damage (a lot of the older properties are not built to comply with hurricane codes) but the residents together are doing an amazing job at rebuilding, and life is getting back to normal more and more with each day. It's important to note that we are building The Diplomat to the same hurricane standard as is required by developers in Florida and elsewhere in coastal United States.

At The Diplomat, we are now at the point where the elctricians and plumbers are ready to do their work, and after that we are ready to proceed with the exterior walls. As an American, who is used to building here, I have to admit that at times it can be frustrating to work in Belize and the Caribbean, as the delays that appear (often for no real reason) seem to be never ending, but I also have to say that the quality of work is top notch, and at a cost that allows us to sell condos on the ocean for $200K ($170K if you want to finish the interior yourself) which would be impossible in most of the rest of the world.

Belize is constantly drawing more interest due to the ease of getting a visa, the close proximity to the U.S. and Mexico, as well as high quality of life, coupled with affordable cost of living which is a fraction of what it is here in the United States.

*** December 30th, 2015 - Photos of both completed homes ***

For the many of you who are looking to buy real estate in Belize and build your own home, we wanted to show you the two completed homes at The Palms at Corozal. The home on lot 1 was built entirely by an external builder (to the specification of an American investor) while the house you will see on lot 41 is the mennonite house we built, that was later on finished by the new residents. One of the great aspects of buying land at The Palms is that you can finish the home to your own taste, rather than buy "identicit" housing from a developer. There is also plenty of room to make a profit from construction, and the Corozal market remains very buyoant going into 2016.

The Palms now only has about 6 lots remaining, although we have a new project in the works so please make sure that you have signed up for our newsletter so that you will get the information as it becomes available.

*** September 15th, 2015 - Lots of new things happening ***

As it has been WAY too long since we updated this page, I wanted to start off by saying that The Palms is now about 85% sold out, with some scattered lots still available at the back of the community, as well as one lot still left on the pond. We do also have access to a select number of lots available for resale, if you are interested in buying something directly on Serenity Road.

The second home being built on lot 1 is looking great, obviously the time it takes to build a custom-made property in Belize is a little different from what we are used to, but the quality of the work, as well as the affordability makes it a very worth investment.

*** November 11th, 2014 - First home SOLD, second home construction under way at The Palms of Corozal ***

A lot has happened since our last update at The Palms of Corozal, and inventory is now starting to get REALLY tight, so if you are looking to invest in Belize land, or retire in Belize, then please contact us as soon as possible, to ensure there are still some lots left for you!

The house we built on lot 41 ended up selling very fast, and we are looking forward to welcoming our first full-time residents, as soon as their home here in the United States has sold! We are looking at the possibility of building more of these cabin-style homes, as they provide a great opportunity to acquire a home in Belize at a very competitive price!

Construction on lot number 1 is also well under way - it is not built by us (the developer) but instead by one of the early investors. We are looking forward to seeing a high-end, two story home, with a wine store at the bottom floor - this home is certain to be a great addition to the community.

*** July 31st, 2014 - Getting ready to start a home on lot #1 ***

The Palms is ready for it's second property to be built - this time it is one of our early investors that has chosen to take advantage of the low cost of construction, coupled with excellent local craftmanship, to proceed to build a concrete, two story home, on lot #1, right across the street from our existing property on lot #41.

The lot was cleared early this week by the same crew that has done all the infrastruture work at The Palms, and we are very excited to follow the progress of construction of this new Corozal home!

*** June 12th, 2014 - Interior painting completed ***

We have now managed to make the inside of the house look really great, for about $1500 USD we managed to get the doors, floors, and porch finished off, all the painting completed, and work done in the yard to help "clean up" the curb appeal of the property. When you look around there really aren't any other homes like ours availale on the market, and now that the house has been completed, AND the rain has (temporarily) stopped, we are feeling very positive about the feedback we will get from potential buyers.
The market in Corozal is different from what we are used to here in the U.S. as it sometimes takes longer to find a buyer, simply because it's a small-town market, but we see someone looking to retire to Belize, possibly even part time, as the perfect buyer for this property at $75K USD.

*** May 14th, 2014 - way overdue update! ***

This update will really cover two separate periods - May 1st, which is the day when the porch was added to the house, as well as more recently with the interior photos.
We still don't have quite the finished product to showcase, as we have had potential purchasers visiting three times in the last 10 days (with offers coming in on the house...) so we haven't been able to bring in the workers to finish off the floors, but will try to do so over the weekend.

All in all, the feedback has been very positive, especially considering the short time frame we built, and also taken into account that "this is Belize" and you always have to account for the unknown factors, and I have to say on a personal level I'm very happy that we have achieved this milestone in our business.

Some photos from the inside - please just keep in mind there's still some touch up needed and most important probably is that we're going to finish the floor and paint the inside, which will make it look more "alive".

*** April 16th, 2014 - house arriving on site ***

Today the house arrived on site, the porch will be attached next week (after Easter) and we will also be uploading the interior photos for you all to see. The house will also be listed as of the end of next week/early the week after, so if ou have an interest in buying this one before it hits the market, now would be the time to get in touch!

*** April 7th, 2014 - house getting ready to be installed ***

As of today, Monday the 7th, the house is getting ready to leave the yard in the next two days and be installed on-site over the next week. Now the on site workers will come in and put the finishing touches to the porch, electric, and also install the well + do a few other things locally that can't be done until the house is at The Palms.

If you have been following us, you will see that it's now been just over three months since the first site preparations took place, and we really need to say that you would really struggle to put up a house faster and better looking than our workers have done. Getting something built to this standard doesn't cost you more than $40K (USD) including prep costs etc - there are not many places in the world you can get that done, never mind in the Caribbean!

*** March 27th, 2014 - Windmill installation and house on lot #41 ALMOST done ***

After a bit of a waiting period (hey, it is Belize...) we FINALLY got our long awaited windmill installed at The Palms of Corozal.

What this will do is to help us regulate the water levels in the pond throughout the year, and works pretty similar to a plug in a bathtub - now in the "dry" season, we make sure that the wind is spinning so it will "dig" fresh water into the pond, while in the summer we "open" up the gates and close off the turbine, so it won't let any more water into the pond, thereby preventing it from flooding. We have no evidence of this, but we do believe we are the first development in Belize to use this method to ensure you have no nasty surprises waiting for you!

It may not look spectacular, but this windmill is sure to become your best friend during the summer months!

The other BIG NEWS is that our house on lot #41 is now 90% completed, and will be fully "installed" by the end of next week, assuming we don't encounter any last minute delays. From start to finish we really have only had about 9 weeks by the time the house is completed - if you have been following us, we had the pad completed by January 21st and we should see the house installed by April 7th - you may always encounter some initial delays when ordering a property (there's a shortage of affordable houses in Corozal, so the builders are busy) you really can't fault the efficency of the great workers - and if you wondered, communication with the builders has been pretty smooth via email (we live in Los Angeles) and our on-premise rep has also been very helpful, and we would have no problems providing the same service to all of our customers.

The inside of the house is getting finished up, this photo was taken 3/21, so almost a week ago today.

*** March 20th, 2014 - Progress of house on Lot #41 ***

The inside is coming along nicely, and the interior walls will be ready momentarily, as we prepare to have the house completed and listed for sale in the next few weeks.
This is a perfect time of the year to buy your dream home in Belize, so if you are looking to purchase - don't wait too long!

*** February 20th, 2014 - Progress of House on Lot #41 ***

As you may notice - it DOES look different in the background compared to what you have seen elsewhere! This is because we are using mennonite builders to do the construction, and 90% of the work is done off site at their location, before being transported to The Palms.

All things being well, we expect to have the house completed and ready to install by late March/early April. The property, which is on oversized lot #41 (fronting both Serenity Road and the lake) will then be available for sale. Feel free to contact us already if you are interested, as there is a shortage of wood cabins available in Corozal.
